Understanding the Process of Building an ADU

1. Initial Consultation and Planning

• Client Meeting: Discuss your vision, budget, and timeline.
• Site Assessment: Visit the property to evaluate the feasibility of the project, including site conditions and space constraints.
• Design Concept: Collaborate with Gem Builds to create initial design concepts that align with the your vision and comply with local zoning laws and regulations.

2. Design and Permitting

• Detailed Design: Develop detailed architectural plans, including floor plans, elevations, and 3D renderings if needed.
• Engineering: Coordinate with structural, electrical, and plumbing engineers to ensure all systems are integrated into the design.
• Permit Applications: Submit the necessary permit applications to local building authorities. This can include building permits, zoning permits, and any other required approvals.

3. Pre-Construction Preparation

• Budgeting and Financing: Finalize the budget and secure financing if needed.
• Scheduling: Develop a detailed project schedule outlining all phases of construction.
• Material Selection: Work with the client to select materials and finishes for the ADU, including flooring, cabinetry, fixtures, and appliances.
• Contracting: Finalize contracts with subcontractors and suppliers.

4. Site Preparation

• Demolition and Clearing: Clear the site of any existing structures or vegetation as needed.
• Excavation and Grading: Prepare the site by excavating and grading to ensure a stable foundation.

5. Foundation

6. Framing
